Incom Business Center is a modern and comfortable 7-storey office center. The building is designed in corporate style and its engineering infrastructure is planned with a possibility of its enhancement and scaling

Ventilated facade.

Finishing of the entrance hall walls is made with flock covering (made in Germany), floor covering is ceramic.

There are five elevators (Otis) in the business center: four passenger elevators with carrying capacity 630 (8 persons) and 1000 kg (12 persons), and one cargo-and-passenger elevator with carrying capacity 1000 kg (12 persons).

The internal walls are covered with plasterboard and painted with water paint Caparol (Capaplast). The partitions are made of glass or of plasterboard (painted with Caparol paint). The floor is concrete, in office premises the floor is carpeted. The ceiling is made of demountable plates with visible hanging design.

Monolithic reinforced detached concrete foundation, The foundation carries are precast reinforced concrete. The reinforced concrete building framework of 1-5 storeys and floorings serve as supporting building basis and sustain load of overbuilt constructions of 6-7 storeys.

Euroclima combined extract and input ventilation.

The air conditioning is made by two Clivet freezing machines, functioning only as cooling unit of total cooling capacity of 1MW.

The power supply is made by the autonomous transformer station TS2×1000 kVa with dry transformers. The following parameters are observed in load computation for internal engineering systems:

Estimated parameters of outdoor air:

• during cold year period: -22 °С
• during warm year period: +33 °С
• relative humidity in premises: 40-60%

Air temperature in lettable area all the year round: +20±2 °С
Supply fresh air volume without recirculation:

• office premises – 60 cubic meter per hour per person
• conference-hall – 20 cubic meter per hour per person

Electric lighting
There are the following lighting types provided in the business center: working, emergency, evacuation, repairing and security lighting. The lighting in office premises is 500 luxes on the level of table surface.

Grounding, lighting guard and protection measures
There are the following measures provided in the business center: lighting guard (two ground network: protection and technologic), equalizing potentials system by earthing of metal pipeline, show tray, motor frames, switchboard and other analogue equipment that can be alive in case of eclectic equipment isolation damage; protecting cutout device. The additional protection of equipment in case of short-time voltage rise on wires of Switchboard – 0,4 kv is made with varistor switching tube ASCO Pulsar450.

Incom Business Center Fire alarm and automatic system
This independent system works in automatic mode and there is an additional monitoring «Guard». Round-the-clock radio control of system work is derived into the control panel of the central fire supervision of Emergency Control Ministry in Kyiv, Chief Administration. The following systems are installed in the business center: warning system, air shoring system for escape route, smoke removal system, fire screens and doors (they provide division into safe areas for evacuation on every storey), sprinkler system in office premises and dry-pipe system in the parking area, fire hydrants.

Heating and heat supply system
The self-supporting roof boiler room provides heating all over the building. All the systems are supplied with GRUNDFOS pumps and three-way regulators. Three-membranous expansion tanks (REFLEX), HVAC circulation pumps (GRUNDFOS) are installed in the boiler room. Water heating system is two-pipe with vertical stand pipes and floor horizontal arrangement of pipelines. Heating indicators are steel wall radiator (KERMI). Thermostatic valves, thermal print head and harness of equipment connection are made by DANFOSS.

Incom Business Center Integrated security system
Integrated security system is formed on the basis of Inspector+, hardware and software complex. Integrated security system consists of video inspection system, access control system, security alarm system.
